China Spring, answered

Is China Spring a city?
No. It is an unincorporated community in McLennan County, so there is no city government or city services. That surprises buyers coming from a municipality.

Is it really about the schools?
For most buyers here, yes. It is the single most common reason people give us for looking in China Spring.

How far is Waco?
Roughly fifteen to twenty minutes to northwest Waco, a little more to downtown or Baylor.

Will I be on a well?
Depends on the property. Some are on rural water, some on private wells. We check which, and what condition it is in.

Is there new construction?
Yes, alongside older acreage properties. The mix is wider than it looks from the road.

How does it compare to Hewitt?
Both are Waco commutes with strong districts. China Spring is more rural and more acreage. Hewitt is more suburban and closer to I-35.

What we would check for you

None of this is special to China Spring. It just comes up here more than it does in a city.

  • It is unincorporatedChina Spring is not a city. There is no municipal government, no city services and no city limits, which changes who you call about roads, water and permits.
  • The district is the drawMost buyers here are buying the school district. Boundaries are the thing to verify on a specific address, not the mailing address.
  • Well and septicOutside the city limits, expect a well or rural water and a septic system. We have both checked on their own, never folded into the home inspection.
  • Who maintains the roadCounty road, private easement or association street. Three different answers, and three different costs across the years you own the place.
  • Flood plainElevation decides the insurance premium, sometimes by thousands a year. We pull the map before you are attached to the house.

The two of us

Michael came into real estate from the building side, so he reads a house structurally: what is cosmetic, what is expensive, and what should change the number you offer. Joanna came from design, and sees what a room could be.

Between the two of them that covers most of what goes wrong out here, and most of what is possible. If you are weighing China Spring, we would rather walk it with you than have you work it out from listing photos.

Day to day

Good to know

Schools

China Spring ISD is the reason a lot of families look here. Confirm any address against the district map rather than assuming from the postal address.

Everyday

Day to day shopping is in Waco, roughly fifteen to twenty minutes southeast depending on where you are.

Getting around

No highway runs through it. Access is by FM roads into northwest Waco, which is quiet but means you drive for most things.

Water

Lake Waco is close, with public access on the north arm. It is a different lake from Whitney, closer in and busier.
