Farm and Ranch Land for Sale in Hill County

Acreage, pasture and working land across Hill and Bosque counties. A different transaction from buying a house.

Land is not a house

Different questions, different risks

A house inspection tells you about a house. On land the value and the risk sit somewhere else entirely: in the water, the access, the fencing, the survey and what is happening under the surface.

We have walked a lot of this ground. Below is what we check on farm and ranch land for sale before you are emotionally committed to a place, because most of it is expensive or impossible to fix afterwards.

Most farm and ranch land for sale in Hill County falls somewhere between a few acres with a homesite and a working cattle operation. Michael’s years in construction help here. He can walk a piece with you and tell you what it will take to build a house, a barn or a road on it, and roughly what that costs, before you make an offer.

Before you commit

What We Check for You

Water

Rural water supply, a shared well, or your own. Each carries a different monthly cost and a different failure mode. On a well, ask for depth, flow rate and the last test.

Legal access

Land that touches a road is not the same as land with recorded access to it. Easements need to be in writing and in the title commitment, not described to you at the gate.

Minerals

In Texas the mineral estate can be severed from the surface. Ask what is conveying. On acreage this is not a formality.

Survey and fencing

Fence lines are not property lines. A current survey settles where the boundary actually runs, and who is responsible for which fence.

Agricultural valuation

Ag exemption materially changes the tax bill. It follows use, not ownership, so understand what you must keep doing to retain it and what a rollback would cost.

Septic and utilities

Septic needs a current inspection, not the one from the last sale. Electricity to the building site is a real cost worth pricing before you offer.

Common questions

Farm and Ranch Questions, Answered.

How much land do I need for an ag exemption?

It varies by county and by use, and both Hill and Bosque set their own standards. The county appraisal district is the authority. We will point you at the right person before you assume a place qualifies.

Can I build whatever I want on it?

Usually more freedom than in town, but deed restrictions, easements and floodplain all constrain it. Check before you buy, not after you have drawn plans.

Is financing different for land?

Yes. Down payments are typically higher and terms shorter than a residential mortgage, and not every lender does it. We will send you to ones that actually close land in these counties.

What about hunting and wildlife use?

Wildlife management can be a valid alternative to traditional ag use for valuation purposes, with its own requirements. Worth exploring if you are not going to run cattle.

Do you handle larger ranches?

Yes. The process is the same, the diligence is deeper, and the timeline is longer because the buyer pool is smaller.

Can you help me sell land?

Yes, and it is marketed differently from a house. Aerial photography, mapping and the right syndication matter far more.
