Homes for Sale in Whitney, Texas

A small Hill County town, a very large lake, and open country in every other direction. Here is the whole of it.

01

The town

Whitney is small and the original grid is easy to read. Square lots, the schools a few minutes away, and everyday shopping on Main Street. If being able to walk somewhere matters to you, this is the part of Whitney where you can.

It was laid out in 1876 and it has never tried to be anything other than what it is. Most people who move here already know that and pick it on purpose.

02

The water

Three miles west the town gives out and Lake Whitney starts. About 23,500 acres of the Brazos, held back by a Corps of Engineers dam since 1951, with White Bluff sitting behind its gate on the shoreline.

The Corps still controls that shoreline, and that one fact decides what you can build and what you can put in the water. It is the first thing we look into on any lake property.

03

The land

Every other direction is open country. Acreage, pasture and long driveways, and neighbors further apart than you are used to.

Out here the questions change from square footage to water, septic and how you get in and out. Buying land is a different transaction from buying a house, and we treat it like one.

What we would check

None of this is special to Whitney. It just comes up here more than it does in a city, and it is easier to find early than late.

  • The shoreline is federalDocks and retaining walls are permitted through the Corps of Engineers, not the county. We find out what actually transfers to you.
  • The water line movesThe lake is run for flood control first, so the level shifts through the year. We will tell you what it looks like at both ends.
  • Well and septicOutside the city limits, expect both. We have them checked on their own, never folded into the home inspection.
  • The association paperworkWhite Bluff and several lake developments have property owners associations. We get you the dues and the documents while you can still act on them.

The two of us

Michael came into real estate from the building side, so he reads a house structurally: what is cosmetic, what is expensive, and what should change the number you offer. Joanna came from design, and sees what a room could be.

Fifteen years of this market between them. If you are weighing Whitney, we would rather walk it with you than have you work it out from listing photos.

Day to day

Good to know

Schools

Whitney ISD runs four campuses, all in town. Boundaries change and an address outside the city limits is not automatically included, so check a specific property with the district.

Everyday

Groceries and a handful of longtime restaurants are in town. For a bigger shop it is Hillsboro, twelve miles east at the interstate, or Waco, about thirty miles south.

Getting around

State Highway 22 meets I-35 at Hillsboro. No bus route, though the Heart of Texas Rural Transit District runs a weekday dial-a-ride across the county.

The lake

Lake Whitney State Park sits on the east shore with camping, trails and public water access, no shoreline ownership required.

Come see Whitney

Walk it with us, the town and the water both. It takes an afternoon, and most people know which one is theirs by the end of it.
